DDA Land Pooling Policy

Delhi Development Authority approved the Delhi Land Pooling policy on the meeting conducted by the Lieutenant-Governor Anil Baijal in Delhi. Now, this Land Pooling policy attends for the final approval. The Ministry of Housing and Urban Affairs need to provide the final approval for this policy. With the help of the new scheme, the DDA will pool the parcels of land owned by the developers, individuals or builders. After this, they develop the land and return to the landowners.
The modified land pooling system helps to replace the procedure of the land acquisition wherein the state government has acquired the land by providing the fixed price to the land.  Through the low price as well as the forceful acquisition complaints, this land poling system became the disliked the land parcel in the past three years. The new scheme is expected to unlock a wide range of the parcels for the cost-effective development and housing.

Modified Land Pooling Policy
The New Land Pooling Policy is applicable to the extension of the New Delhi for the Zonal plans. It indicates the parcels of the land possessed by the individuals or group. It is combined by the ownership rights, LPA and other transfer. This concept helps to develop the parcels of urban land in Delhi in an efficient manner. It not only expands the city but also develop the city by improving the fresh land supply.
The owner of land is not maintaining to transport their property or land to the DDA and they provide the residential plots to the owner. The land pooling aggregates the little land pieces into the big parcel and develops the basic infrastructure such as sewage system, drainage, water supply, and others. It also offers other social infrastructure like main roads, metro station, and others. The government sold this land parcels to improve the infrastructure as well as public space cost.
With the DLP policy, the landowner is allowed to the land of the pool for the development purpose based on the guidelines and norms. Most of the property owners who provide up to 20 hectares of the land they get more than forty percent of the land back. They offer twenty hectares will get sixty percent of the land back.
Due to this policy, it is estimated that this city will avail more than fifteen lakh of the new affordable housing. This policy provides the reasonable housing for the Delhi people. The new land pooling policy creates the one lakh jobs to the people of Delhi. This policy is created to increase the urban development in areas with the uses of the construct and resources for the public as well as private usage.
