DDA Land Pooling Policy

Image
Congratulations Delhi Delhi Development Authority approved the  Delhi Land Pooling policy   on the meeting conducted by the Lieutenant-Governor Anil Baijal in Delhi. Now, this Land Pooling policy attends for the final approval. The Ministry of Housing and Urban Affairs need to provide the final approval for this policy. With the help of the new scheme, the DDA will pool the parcels of land owned by the developers, individuals or builders. After this, they develop the land and return to the landowners. The modified land pooling system helps to replace the procedure of the land acquisition wherein the state government has acquired the land by providing the fixed price to the land.  Through the low price as well as the forceful acquisition complaints, this land poling system became the disliked the land parcel in the past three years. The new scheme is expected to unlock a wide range of the parcels for the cost-effective development and housing. Modified Land Pooling Policy

New Land Pooling Policy: Will Increase the Cost of Homes by 40-50 Percent

Image
A housing society group on Thursday urged  Prime Minister  Narendra  Modi to ensure implementation of earlier approved Land Pooling Policy, as the new policy will deprive people of  affordable housing  in some parts of the national capital, and also warned of an agitation if this was not done. The Federation of Housing Societies and Developers in  Delhi  (FEDHSDD), which held a day-long protest at the  Delhi  Development Authority's (DDA) office, also wrote to Modi demanding immediate rollback of modified land pooling policy as it will "increase the cost of homes by 40-50 per cent and affect more than 40,000 people who have invested under the policy". "This sudden spike in rates is because the DDA, in its modified policy, has brought down the Floor Area Ratio (FAR) from 400 to 180. This change defeats the main purpose of  affordable housing  and will lead to the growth of unauthorized colonies in Delhi," FEDHSDD  Secretary  Satish Aggarwal  told th

Home buyers make a comeback

Image
The pent-up demand for housing is now getting converted into actual sales. While industry experts have been terming the scenario as buyers’ market for some time,  home buyers  themselves seem to have become more active now. The performance of some of the listed real estate companies in terms of  residential  sales over the past one year indicates that things are looking up. Lower  home loan  interest rates and the government’s impetus on  affordable housing  have played a key role in this. The government has supported the housing sector through affordable housing fund, lower Goods & Services Tax (GST) rates, increased tenure of loans under the Credit Linked Subsidy Scheme (CLSS) of  Pradhan Mantri Awas Yojana  (PMAY) and extended  income tax  benefits to apartments of carpet area of 645 sq ft. “Growth has been there in most parts of the country. There could be some pockets where the growth has been slightly slower than what one would have expected, but per se the growth has b

Union minister  Hardeep Singh Puri  today said the government would complete its target of building 11 million homes under the Pradhan Mantri Awas Yojna much before 2022.  Refuting some media reports that the pace of the scheme was slowing down, the housing and urban affairs minister said that he has informed Parliament regarding the progress of the government's flagship scheme, under which 4.5 million houses would be sanctioned by the end of March.  Puri was speaking at a national workshop on Urban Livelihood Mission ceremony organised by his ministry here.  "I see the scheme progressing at a fantastic rate. I often come across narratives which are ill-informed, without any basis. On the issue of Pradhan Mantri Awas Yojna, our assessment is that we need to build 11 million homes by 2022.  "The scheme was started in June 2015. By end of March we would sanction 4.5 million homes. Five years are still left (to fulfill) the scheme's target. We will be able to complete

Parliamentary Panel asked DDA to Finalize Land Pooling Policy and UER-2 Road

Image
A  parliamentary panel  has blamed “lack of coordination” among different agencies responsible for planning and execution of  Delhi Master Plan  2021 for the  sealing drive  in the national capital. It has also blamed piecemeal planning and  ad hoc decision making by successive governments for the present chaos. Coming down heavily on how framing of the master plan has been reduced to a “mere exercise on paper” without paying heed to its implementability on ground, the parliamentary standing committee on housing and urban affairs ministry has recommended that the next Master Plan should be a realistic and comprehensive document accommodating the views of people, creating adequate infrastructural facilities.  With regard to the ongoing  sealing drive in Delhi , the panel has observed that despite having three Master Plans for 1981, 2001 and 2021, a comprehensive vision is still lacking. “They are of the opinion that the ongoing sealing drive is due to lack of coordination among diff
